What the work involves

Florida law requires condominium associations with buildings three stories or higher to complete a structural integrity reserve study at least every 10 years. The SIRS identifies required components (such as roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and doors), their remaining useful life and replacement cost, and a funding plan. It is typically prepared by or with a licensed engineer or architect, and associations generally can no longer waive reserves for these components.

When you need it

  • Milestone inspection identified major repairs
  • Budgeting for mandatory reserves

What you receive

  • Visual inspection of required components
  • Remaining life and replacement cost estimates

Estimate. Depends on building size and number of components.

Frequently asked questions

How much does structural Integrity Reserve Study (SIRS) cost?

Across the US, structural Integrity Reserve Study (SIRS) usually costs $3,000 to $30,000 per association. Estimate. Depends on building size and number of components.

How long does structural Integrity Reserve Study (SIRS) take?

Plan on 3 to 10 weeks from signed proposal to stamped deliverables, longer if a site visit, soil testing or a permit review cycle is involved.

Is a permit required for structural Integrity Reserve Study (SIRS)?

Often not on its own, but the findings frequently lead to work that does need a permit. We tell you which parts of the follow-up work your local building department will review, and can prepare those drawings too.

Will I also need a structural engineer?

Sometimes. Depending on the site, structural Integrity Reserve Study (SIRS) can also involve a structural engineer, architect, reserve specialist or community association manager. We tell you up front which other professionals your project needs and coordinate with them so the drawings agree.

Who do you provide structural Integrity Reserve Study (SIRS) for?

Most of our clients for this service are business owners and attorneys. Describe your project and one of our engineers will reply with scope, fee and schedule.

How often is a SIRS required?

At least every 10 years for covered buildings, per Florida Statutes section 718.112. Deadlines have been amended since 2022, so confirm the current schedule.

Who can prepare a SIRS?

Florida law lists licensed engineers and architects among qualified preparers, with some others allowed if properly credentialed; check current statute text. The preparer must visually inspect the required components.

Can owners vote to waive reserves?

For SIRS components, Florida law now generally prohibits waiving or reducing the required reserves. Reserves for other components may still be handled differently.

Is a SIRS the same as a milestone inspection?

No. The milestone inspection evaluates structural safety; the SIRS plans funding for future repair and replacement.
