Foundation Crack Evaluation
Is that crack cosmetic or structural? An engineer measures and evaluates foundation, slab and wall cracks.
What the work involves
Not every crack is a problem. An engineer looks at crack width, pattern, displacement and whether it is active, along with related signs, to separate shrinkage cracks from settlement, heave or lateral pressure. The engineer may recommend monitoring with crack gauges, simple sealing, drainage fixes or structural repair.
Local conditions we plan for
- Karst and sinkholes in south central Indiana
- Riverine flooding (Ohio and Wabash rivers)
- Frost depth and freeze thaw cycles
- Wabash Valley seismic zone exposure in the southwest
Building code: 2012 IBC and 2018 IRC adopted at the state level (ICC adoption chart, April 2026).
When you need it
- Horizontal crack in a basement wall
- Stair-step cracks in block or brick
- Crack wider than about 1/4 in. or with one side offset
- Cracks that are growing or reopening
- Slab cracks with heaving or sinking
Frequently asked questions
How much does foundation Crack Evaluation cost?
